How does a prospective tenant apply for a rental property?
All prospective tenants must complete a rental application through Mauzy Properties’ website. Our goal is to make the process simple and efficient with a secure, online application system.

What kind of screening does Mauzy Properties conduct on applicants?
Mauzy Properties partners with TransUnion and Equifax to provide comprehensive tenant screening. Our premium screening process includes:
- National and county criminal background checks
- Eviction history search
- Sex offender registry search
- Terrorist watch list screening
- Verification of photo ID
- Verification of income and employment
If you’re applying to be added to an existing lease, we also review your credit, criminal, and eviction history before approval.

Does Mauzy Properties Offer Early Lease Termination?
Yes, Mauzy Properties offers an early lease termination option. Here are the details:
- Notice Requirement: You must provide a 60-day notice (2 full calendar months) to vacate.
- Termination Fee: The early lease termination fee is equal to 2 months of rent. This fee is due at the time you submit your notice to exercise this option.

How long does it take to hear back about an application?
We aim to notify applicants of acceptance, denial, or application status within 3 business days. -
Who makes the final decision on a tenant application?
Mauzy Properties conducts the screening and provides recommendations, but the property owner makes the final decision. Owner approval is also required to add new tenants to existing leases. -
Are there fees for the application and screening process?
Yes. Mauzy Properties collects a non-refundable application fee that covers the cost of conducting background and credit checks. -
What happens if an application is accepted, but the applicant decides not to move forward?
If your application is accepted and you fail to enter into and sign the lease agreement, your pre-lease deposit will be retained by the landlord. This deposit serves as reimbursement for:
- Reserving the unit and holding it off the market
- Lost opportunity to rent to another qualified tenant
- Advertising and administrative expenses
- Any potential or actual loss of rent

What happens if an applicant is approved to be added to an existing lease?
If approved, a $300 administration fee will be added to the property account. Once paid, Mauzy Properties drafts a lease amendment, which is sent electronically to all parties for signature. -
Does Mauzy Properties accept Section 8 housing vouchers?
Yes. Mauzy Properties does not discriminate based on source of income, including Section 8 housing vouchers. If you meet the other tenant screening requirements, you may qualify for housing with a Section 8 voucher. We fully comply with Fair Housing laws and provide equal opportunity housing.
